Driveway Sealing & Asphalt Sealcoating Sydney

Driveway sealing and asphalt sealcoating across Sydney. Protect your surface, slow deterioration and extend its usable life.

Protect your asphalt before small problems become expensive ones.

Asphalt and bitumen surfaces are constantly exposed to sun, rain, vehicle traffic, oil and general wear.

Over time, the surface can fade, dry out and begin to crack. Once water starts getting through those cracks and into the pavement below, deterioration can accelerate.

T&L Excavations & Asphalting provides professional driveway sealing and asphalt maintenance throughout Western Sydney and surrounding areas, helping protect existing surfaces and extend their usable life.

Protect Your Asphalt & Extend Its Life

Driveway sealing isn’t simply about making old asphalt look darker and newer.

A properly maintained surface is better protected against the conditions that contribute to deterioration.

The important part is knowing when sealing is appropriate and when the surface actually needs repairing first.

Driveway sealing can help:

  • Protect the asphalt surface
  • Reduce water penetration
  • Slow weather and UV deterioration
  • Protect against oil and vehicle fluids
  • Reduce ongoing surface wear
  • Improve the appearance of faded asphalt
  • Extend the usable life of the driveway
  • Reduce the likelihood of more substantial repairs later

Not sure what condition your driveway is in?

Send us a few photos and we’ll help determine whether sealing, repair or resurfacing is the appropriate option.

When Should You Seal an Asphalt Driveway?

The right time depends on the age and condition of the surface. Signs your driveway may be ready for maintenance include:

  • Asphalt becoming grey or faded
  • Surface beginning to look dry or weathered
  • Loose surface aggregate
  • Small or hairline cracks developing
  • Previous seal coating beginning to wear
  • Water penetrating rather than running away from the surface

Sealing works best as preventative maintenance while the pavement remains structurally sound.

If there are significant cracks, potholes, movement or sunken areas, those problems may need to be repaired before the surface is sealed.

Sealing Won’t Fix a Failed Driveway

This is an important distinction.

Applying a new coating over damaged asphalt may improve its appearance, but it won’t repair structural problems underneath.

If the driveway has significant cracking, potholes or sections that have started sinking, we’ll assess those areas first. Depending on the condition, the appropriate approach may include:

Crack sealing

Treating cracks before water can penetrate further into the pavement.

Hot Bitumen Crack Sealing

Asphalt patching

Removing and repairing individual damaged or failed sections.

Asphalt Repairs

Resurfacing

Applying a new asphalt surface where the existing pavement remains suitable underneath.

Driveway Repairs & Resurfacing

Reconstruction

Removing and rebuilding sections where the underlying base has failed.

Asphalt & Bitumen Driveways

We’ll recommend what the surface actually needs rather than sealing over an existing problem.

What We Seal

T&L can provide asphalt sealing and maintenance across a range of residential and commercial surfaces.

Residential driveways

Protect and maintain existing asphalt and bitumen driveways before deterioration becomes more extensive.

Rural & acreage driveways

Maintenance solutions for longer asphalt and bitumen driveways, entrances and access areas.

Commercial car parks

Maintain high-traffic asphalt areas and address minor deterioration before more substantial repairs are required.

Strata & common areas

Driveways, parking areas and shared access roads for strata and managed properties.

Commercial & industrial surfaces

Access roads, parking areas and other asphalt surfaces exposed to regular vehicle traffic.

Driveway Sealing vs Bitumen Spray Seal

These are related but different services, and the distinction matters when you’re deciding what your property needs.

Driveway sealing & sealcoating

This is primarily a maintenance service for an existing asphalt surface.

The aim is to protect and maintain the pavement rather than construct a new driveway.

Two-coat bitumen spray seal

Spray seal is a pavement surfacing method using sprayed bitumen and aggregate.

It’s commonly suited to rural roads, long driveways and larger areas where a different surfacing solution is required.

Two Coat Spray Seal

T&L provides both services and can recommend the appropriate approach for your property.

Council-Level Experience Applied to Your Driveway

Frequently Asked Questions

What does driveway sealing do?

Sealing provides a protective treatment over an existing asphalt surface. It can help reduce exposure to water, weather, UV and vehicle fluids while refreshing the appearance of the pavement.

Will sealing fix cracks in my driveway?

Not by itself. Cracks should be assessed and treated appropriately before the driveway is sealed. More significant cracking can also indicate problems underneath the surface.

Can you seal an old driveway?

Potentially, provided the existing pavement remains in suitable condition. If the driveway has substantial structural damage, repairs or resurfacing may be a better option.

Can you seal a driveway with potholes?

Potholes and failed areas should generally be repaired first. Simply coating over a failed section won’t address the underlying problem.

What’s the difference between sealing and resurfacing?

Sealing is a maintenance treatment applied to an existing surface. Resurfacing involves applying a new asphalt surface over an existing pavement where conditions allow.

Do you seal commercial asphalt areas?

Yes. T&L can undertake asphalt maintenance for residential, commercial and strata surfaces including driveways, car parks and access areas.

How much does driveway sealing cost?

Pricing depends on the size and condition of the surface, preparation required and whether any repairs need to be completed first.
